• 8) Disruption or malfunction of essential services provided by the landlord or agent, including hot water, cooking, heating, or laundering
• 9) Interruption or breakdown of gas, electricity, or water supply
• 10) Any fault or damage posing a safety or security risk to the rented premises
• 11) Malfunctioning appliance, fitting, or fixture causing substantial water wastage
• 12) Major malfunction in a lift or staircase within the rented property.
